Couldn't agree more. GIS portals are great for initial screening, but nothing beats boots on the ground. Reminds me of when we were scouting land a few years back—found this gorgeous wooded lot online, price seemed too good to be true. Well, turns out it was...the "stream" running through it was basically a mosquito breeding ground half the year. Glad we checked it out in person before signing anything.

One tip I'd add: chat with neighbors if you can. They're usually happy to spill the beans about local quirks or hidden issues that won't show up on any map or listing. Saved us from a couple of potential headaches over the years. Good luck with your search!

Good call on chatting with neighbors—saved us once too. Another thing I'd suggest is checking the land after heavy rain. We almost bought a lot that turned into a mini lake every spring...dodged a bullet there.

We almost got caught out once with a piece of land that looked perfect in summer, but come winter, the access road turned into an icy nightmare. Couldn't even get our car up there half the time...talk about unexpected headaches.

Also curious if anyone's had luck finding affordable land through less conventional routes? We stumbled onto ours through a local community board at the grocery store, of all places. It was just a handwritten note pinned up next to ads for guitar lessons and lost cats. Felt kinda sketchy at first, but turned out to be legit and way cheaper than anything listed online. Anyone else ever find hidden gems in weird places like that?

And speaking of neighbors, did chatting with them give you any insight into things like zoning or future development plans? We learned the hard way that zoning can change pretty quickly in rural areas—our friends bought land thinking they'd have peace and quiet forever, then two years later a subdivision popped up practically overnight. Not exactly the quiet retreat they'd envisioned.

Drainage setups can help, but honestly, I've found that pairing gravel with geotextile fabric underneath makes a huge difference. It stabilizes the surface and prevents the gravel from mixing into the mud during thaw cycles—especially useful if you're dealing with seasonal freeze-thaw issues. Costs a bit more upfront, but saves headaches later. And yeah, those local bulletin boards are underrated...sometimes the best finds are totally random.
