Honestly, I hear you on the admin overload. Sometimes it feels like I spend more time chasing COIs and reading fine print than actually building anything. But man, the one time I skipped a step, it bit me hard—sub’s “coverage” turned out to be a fancy way of saying “not our problem.” Now I’m that guy with a spreadsheet for everything. It’s a pain, but I’d rather deal with paperwork than surprise invoices. Still, wish insurance language was less like a riddle sometimes...

Yeah, the insurance jargon is brutal. I’ve had to double-check COIs more times than I care to admit—one time a sub’s “general liability” didn’t actually cover property damage, which made zero sense to me. Now I just ask for specifics in writing and don’t trust anything that sounds too vague. It’s a hassle, but way cheaper than getting stuck with a bill that isn’t yours. Still, you’d think after all these years they’d make the paperwork less cryptic...

It’s wild how “general liability” can mean a dozen different things depending on the fine print. Yeah, the fine print is a maze. I’ve run into similar issues—one project, the “builder’s risk” policy didn’t cover theft from an unlocked site, which nobody flagged until after the fact. It’s wild how much hinges on wording. Has anyone actually found an insurer that lays things out in plain English? Or is it just wishful thinking to expect that level of clarity?

Ever notice how every time you think you’ve got the policy figured out, there’s some hidden clause that pops up later? I’m curious—has anyone ever tried bringing a lawyer in before signing, or is that just overkill for most builds? I can’t help but wonder if it’s worth it, given how dense this stuff gets.
