Honestly, I’ve had clients get super excited about “green” upgrades, only to find out the loan or mortgage program won’t cover the fixtures or finishes they actually want. It’s wild - sometimes the most efficient options aren’t even on the list. Makes you wonder who’s making these decisions...

Totally get what you mean. I once tried to use an energy-efficiency loan for a heat pump water heater, only to find out the “approved” list was stuck in 2016 or something. Ended up paying out of pocket for the good stuff anyway... Makes you wonder if the folks writing these lists have ever actually lived in a drafty house.
