I do think green mortgages make more sense if you’re planning a full-scale renovation or building from scratch, but for just swapping out windows or adding insulation, the hoops you jump through feel a bit much. Had an appraiser once ask if my triple-pane windows were “just for show.” Sometimes I wonder if the industry will ever catch up with the tech...

That’s exactly it - the paperwork is wild for what sometimes feels like pretty minor upgrades. I looked into a green mortgage when I wanted to redo my attic insulation and swap out the furnace, but honestly, the process felt like overkill. Ended up going with a small energy-efficiency loan instead. Less hassle, and I could actually get started before winter hit. If you’re not gutting the place or building new, those smaller loans just seem way more practical... unless you really love paperwork, I guess.
