That’s the story of my life with appraisers. Had to walk mine through how heat pumps aren’t just “fancy fans.” Energy-efficiency loans definitely felt less like pulling teeth, but yeah, you’ve gotta be ready to do some educating either way.

The paperwork is a pain, but at least you can eventually get through it, unlike trying to convince someone that proper insulation isn’t just “extra fluff.” I’ve had lenders question why anyone would want radiant floor heating… as if comfort and efficiency are some weird luxury.

Honestly, I lean toward energy-efficiency loans for most clients just because the people running those programs seem to have a clue. Green mortgages can be useful, but the hoops you have to jump through are wild. Ever had someone ask if solar tubes are “just fancy skylights”? It’s exhausting.

You’re not alone in feeling like you’re teaching Science 101 half the time. At least there’s a growing awareness - slowly but surely. The right program probably depends on how much patience you’ve got for explanations versus paperwork... neither is perfect, but at least we’re moving in the right direction.

I totally get the “teaching Science 101” feeling - my family still thinks I’m nuts for caring about things like air sealing and ERVs. When we built our place, I tried to go the green mortgage route, but the process was so confusing I almost gave up. Ended up with an energy-efficiency loan instead, mostly because the folks running it actually understood what I was talking about. Still had to explain why I wanted a heat pump instead of a regular furnace, though... Progress is slow, but at least it’s happening.
