I've got to agree—energy upgrades like insulation are pretty much “set it and forget it.” Water savings tech can be cool, but I’ve seen leak sensors and low-flow fixtures turn into constant punch-list items. Ever had to explain to a buyer why their “smart” shower needs a reboot? Not fun. If you’re looking for reliable points, energy is the safer bet.

If you want to impress buyers and avoid callbacks, focus on the envelope first. Water features can be a nice bonus, but only if they’re bulletproof.

I’ve had a few projects where the “eco” toilets ended up being more frustrating than helpful... nothing kills the vibe like a guest bathroom that needs instructions.
