The premium may include two different things: the sustainable features themselves, and the work of documenting them and having a certification program verify that they meet its standard. If you’d build the same features either way, the added cost is for the documentation and independent verification. I’d weigh that separately from the potential savings: how much would having the home’s performance formally verified matter to you?
