Choosing between energy efficiency or water savings for green building points?

Trying to figure out which way to go for our new office build—focus more on energy efficiency (like HVAC upgrades, LED lighting, solar panels, etc.) or go all in on water conservation (low-flow fixtures, rainwater harvesting, drought-tolerant landscaping)? Both rack up points toward certification, but budget-wise we can only really push hard on one area.

I’m leaning toward energy because it seems like the bigger long-term savings, but our area’s been hit with droughts lately and water’s not getting any cheaper either. Has anyone here picked one over the other? Did you regret it, or did it actually pay off? Curious if anyone’s run into unexpected headaches or happy surprises by going heavy on one side. Which would you prioritize and why?

I get where you’re coming from—these choices aren’t easy, especially when the budget’s tight. When we renovated our place a few years back, we went heavy on energy upgrades (insulation, heat pump, LEDs). The savings have been steady and honestly, it’s been pretty hassle-free. But I’ll admit, every time there’s a drought warning, I wish we’d done more on the water side.

If your area’s really feeling the droughts, water-saving stuff can make a big difference for your conscience and your bills. But energy upgrades tend to pay off faster and are easier to “see” in the monthly numbers. Either way, you’re making a positive impact. There’s no perfect answer—just pick what feels right for your situation and know you’re doing good work. Sometimes you just have to trust your gut and go for it.

We faced a similar dilemma during our last custom build. The project was in a region with both high utility costs and periodic water restrictions, so it wasn’t obvious where to focus. We ended up prioritizing energy efficiency—triple-glazed windows, geothermal heating, advanced automation for lighting and HVAC. The immediate reduction in energy bills was impressive, and it definitely made the home more comfortable year-round.

That said, I sometimes wonder if we missed an opportunity on the water side. Retrofitting for greywater reuse or rainwater harvesting after the fact is much more complicated (and expensive) than doing it from the start. Low-flow fixtures are easy enough, but comprehensive systems take planning.

In retrospect, I’d say if you’re building from scratch or doing a major overhaul, integrating water-saving infrastructure early makes sense—even if the payback isn’t as quick as energy upgrades. It’s not always about ROI; sometimes it’s about future-proofing and resilience. There’s no one-size-fits-all answer, but I do think people underestimate how hard it is to add serious water systems later on...

Totally get where you’re coming from. I’ve seen a lot of folks get caught up in the energy side and then realize later, like you said, that “retrofitting for greywater reuse or rainwater harvesting after the fact is much more complicated (and expensive) than doing it from the start.” It’s easy to underestimate how much hassle it is to add those systems later. Honestly, I think you made a solid call—comfort and lower bills are huge. But yeah, if you ever do another build, planning for water stuff early is definitely worth it, even if it’s just roughing in the basics.

I’ve run into this dilemma on a few projects. Energy upgrades usually give you more bang for your buck upfront, especially with rising utility rates. But in regions where water’s unpredictable, not having those systems in place can bite you later. I’d say if there’s any chance you’ll need rainwater or greywater systems down the line, at least rough-in the infrastructure now—it’s way less painful than tearing up finished spaces. Energy’s easier to retrofit, water isn’t.
