If a builder gets cagey about what’s behind the drywall, that’s when my alarm bells go off.

Couldn’t agree more on that one. I’ve seen reference lists that read like a family reunion guestbook—doesn’t exactly inspire confidence. For me, it’s less about the list and more about how open they are with process and past projects. If they’re happy to walk you through a site or show you real work, that’s worth way more than a glowing testimonial from “Uncle Bob.” Messy sites? Yeah, sometimes it just means they’re actually working.

- 100% on the transparency thing. If they can’t walk you through a job site or answer basic questions, that’s a red flag.
- Reference lists are hit or miss. I got a few names from my builder, but honestly, everyone sounded like they were reading from the same script.
- Seeing their actual work in progress told me way more—how they handle mess, how the crew acts, even how they talk about problems.
- Family references? Yeah... those don’t count for much in my book.
- For me, it was all about seeing the real deal, not just hearing about it.

Couldn’t agree more with this. Reference lists can sometimes feel a bit too polished—almost like everyone’s reading from a script, as you said. I’ve had clients ask to see homes mid-build or even just poke around a job site, and honestly, I think that tells you far more than any phone call ever could. You get to see what’s really happening: how organized (or not) the site is, whether safety’s being taken seriously, and how the crew interacts.

But here’s something I wonder: do most folks actually ask to see jobs in progress? Or is that pretty rare? In my experience, maybe one out of ten will request it. Most seem satisfied with the reference list and some finished photos... but those don’t show what’s behind the scenes.

Curious if people feel awkward about asking, or maybe it just doesn’t occur to them?

You nailed it—reference lists are usually just the “best of” highlight reel. I’ve toured a few sites mid-build and it’s a totally different vibe. You see if the crew actually cares or if they’re just phoning it in. Honestly, more people should ask for this, but I get why they don’t... feels a bit intrusive, maybe? Still, if you’re spending big money, you’ve got every right to see how things really run. Don’t be shy about it.

That’s fair, but I wouldn’t write off references entirely. Sometimes you get a sense of how issues were handled, not just the glossy stuff. I’ve had clients share both good and bad—if you ask the right questions, you can dig deeper than the surface. Site visits are great, but references still have value if you approach them critically.
