Couldn't agree more on this. Zoning can really sneak up on you, especially if you're dreaming big about what you want to build. Another thing I've run into is easements—sometimes they're buried deep in the property records and can seriously limit your design options. Had a client once who bought a beautiful wooded lot at a great price, only to discover later there was a utility easement running straight through the ideal building spot. We had to completely rethink the layout, and it ended up costing more in site prep and landscaping adjustments.

Also, don't underestimate soil quality and drainage. A friend of mine snagged some cheap land that looked perfect until they realized the soil was mostly clay and didn't drain well at all. They ended up spending a fortune on grading and drainage solutions just to make it buildable.

Affordable land is definitely out there, but it's worth taking the extra time upfront to dig into these details... saves you from unexpected surprises later on.

Good points on zoning and easements, but honestly, sometimes those "problematic" lots can turn into hidden gems if you're willing to think outside the box. I once worked with a property that had a drainage issue—turned out to be perfect for a small pond feature that buyers loved. Sure, it took some creativity (and a bit more upfront planning), but it actually boosted the property's appeal and value in the end.
