Who owns the energy details in the design contract?

A home designer may already include energy-conscious choices in their usual process, while a building-performance consultant can bring modeling and construction-stage verification. I’m unsure when the extra coordination is worth it, especially if each person assumes someone else is handling the details.

What would you define in the agreement? I’d want to know whether energy modeling and envelope details are included, who coordinates those decisions with the HVAC and insulation trades, and whether anyone is responsible for testing or verification during construction. Where have you found a specialist adds value beyond a designer who already treats performance as part of the design?

“Energy modeling” and “construction verification” can mean different deliverables, so I’d spell them out separately. A model predicts performance based on its inputs and assumptions; it doesn’t establish what the finished home achieved. If you want measured results, name the test, who performs it, and what report you’ll receive. Also clarify whether the consultant only documents any gap between the model and the test results, or has a defined role in helping resolve it.

“Someone coordinates with the HVAC and insulation trades” still leaves a key question: who gets to make the call if their recommendations conflict? I’d name the person with authority to resolve those trade-offs and require their approval before the design is finalized. Otherwise, everyone can flag the issue while no one owns the decision.

For the model and envelope details, I’d make the agreement name the assumptions it covers: the planned wall, roof, and floor assemblies, window performance assumptions, and HVAC equipment. It should also say who reviews later design changes that could affect those inputs and whether the model gets updated. That way, it’s clearer which choices the prediction actually reflects.
