Yeah, land prices are wild lately. I’ve actually looked into tax sales before, but it’s kind of a mixed bag. Sometimes you’ll find a real bargain, but you really need to dig into the details—like, is there road access, utilities nearby, zoning restrictions? I’ve seen listings that look cheap but end up being pretty much unusable for what you want. Have you thought about checking with local county offices for off-market parcels? Sometimes those don’t show up online and can be more reasonable. Just depends how much legwork you want to do...

Honestly, I’ve seen some “cheap” land that’s basically a patch of swamp or a hillside you’d need a mountain goat to access. I hear you on the tax sales—sometimes it feels like playing real estate roulette. The zoning stuff is what always trips people up. You think you’ve found a steal, then realize you can’t build anything taller than a garden gnome’s house.

I actually tried calling a few county offices once and, not gonna lie, it was like pulling teeth to get any info. Some counties are super chill, others act like you’re asking for their secret chili recipe. But if you’re stubborn enough, sometimes they’ll mention parcels that aren’t online yet.

Also, don’t sleep on those random “for sale by owner” signs you see on backroads. My cousin snagged a couple acres that way—wasn’t even listed anywhere. The place needed serious TLC, but hey, it was dirt cheap (pun intended). Just gotta be ready for some surprises...

That’s the kicker, isn’t it? I’ve walked a few “bargain” lots that looked great on paper, then realized you’d need a helicopter to get materials in. Zoning’s a nightmare—half the time, you’re lucky if you can put up a shed. I’ll second the backroad signs though. Found my current spot that way, and yeah, it was rough, but nothing a few weekends with a chainsaw and some sweat couldn’t fix. Just gotta be ready to get your hands dirty... literally.

Zoning’s a nightmare—half the time, you’re lucky if you can put up a shed.

That’s the part that always gets overlooked. You can have the perfect view, but if you’re stuck with a 12-foot height limit, it really limits what you can do inside. Has anyone actually managed to work around strict zoning with creative design, or is it just not worth the headache?

Honestly, I used to think the same, but I’ve seen some folks pull off cool lofts or sunken living rooms to work around it. It’s definitely a puzzle, but sometimes those restrictions push you into getting more creative than you thought possible. Not saying it’s always fun, but it can be done if you’re willing to get a bit unconventional.
